SUMMARY

The project entails the construction of a new 8,996 square foot veterinary hospital with associated paved parking, landscaping, and a stormwater management system on the 0.858 acre site. The site is Zoned C-3, General Commercial with a Future Land Use of C-3, General Commercial. Access to the site is proposed to be from Cedar Place on the north and Avenue D on the south.
The site was previously developed as a 7 Eleven gas station with a small convenience store and was demolished sometime in 2006. On the north side of the site is Cedar Place, on the south side of the site is Avenue D, on the east side of the site is the FEC railroad, and on the west side of the site is U.S. Highway 1 (S.R. 5). The site has existing oak trees and sabal palm trees, some of which will be preserved in place per landscape plan. There is no other natural vegetation on the site other than weed grasses. There are no wetlands or other environmentally sensitive areas on the site. The site slopes from a high elevation of 22.6 at the south end, to low elevation of 15.6 at the north end.
