SUBJECT:
Acknowledge staff's approval of a Minor Amendment to Site Plan, to adjust the on-site loading zone, for the Approved Family Dollar Development at 1210 S 25th Street.
SUMMARY:
- On March 2nd, 2015, the City Commission approved the Site Plan to construct an 8,755 square foot retail store to be located at 1210 South 25th Street.
- The applicant is requesting to reconfigure the proposed off-street loading zone, and adjacent driveway, for the processing of product deliveries. The revised configuration shifts the loading space across the drive aisle, widens the landscape buffer between the adjacent residence, and limits the entrance from Mississippi Avenue to a one-way entrance.
- The Technical Review Committee has reviewed and approved the adjustments requested.
- The Building Permits for construction of the retail store have been submitted and under review by the Fort Pierce Building Department.
- The Planning Department has administratively approved the Minor Amendment based upon Section 22-58(i).
- The Minor Amendment shall not become effective the City Commission is advised of the administrative approval.
RECOMMENDATION:
Acknowledgement of Staff's administrative approval of the Minor Amendment based upon compliance with City Code Section 22-58(i). The Minor Amendment does not become effective the City Commission is advised of the administrative approval.
ALTERNATIVES:
Determine the requested amendment is substantial, not minor, in nature, whereupon the amendment shall then be reviewed by the same procedure required for original approval as set forth in this section.
