Legislative Hearing - Ordinance 25-012 - Review and approval for a Voluntary Annexation by applicant Transamerica Construction Company and Culpepper & Terpening, Inc, to extend the territorial limits of the City of Fort Pierce, Florida, to include one (1) parcel at or near the intersection of South Market Ave and Oleander Avenue; Parcel ID: 2434-601-0062-000-6. - FIRST READING

A voluntary application for annexation was submitted by applicant Cesar Borja, Transamerica Construction Company and Dennis Murphy, Culpepper & Terpening, Inc. The owner is Emerson Peraza, Transamerica Construction Company. The request is to annex Parcel ID: 2434-601-0062-000-6, located at or near the intersection of S. Market Avenue and Oleander Avenue. The subject property has a County Future Land Use designation of Industrial (IND) and a St. Lucie County Zoning classification of Industrial, Light (IL). The proposed City Future Land Use designation is Industrial (I) and Zoning classification of Light Industrial (I-1). 

RECOMMENDATION:

As proposed, the annexation meets the standards of the City's Comprehensive Plan, specifically Policy Section 1.11 regarding annexations. Therefore, the Planning Staff recommends approval of the proposed voluntary annexation, along with the associated Future Land Use designation to I and Zoning classification to I-1.
