SUMMARY:
A major site plan amendment application has been submitted for development review. John Carroll High School is seeking approval add a new three-story, 45,159 gsf academic and administrative building. This proposed building will replace the outdated classrooms and portables.
The property is in the R-4, Medium Density zoning district and has a future land use designation of RM, Medium Residential Density.

RECOMMENDATION:
Planning Department recommends that the board Approve the major site plan amendment application to City Commission with the following conditions:
- A Site Development Permit is required with St. Lucie County Public Works Department.
- A land clearing permit must be approved prior to the submission of the development permit with COFP.
- Tree removal permit with mitigation is required prior to development permit.
- All sign permits shall be filed separately of development permit.
- Prior to the issuance of a certificate of occupancy, the city approved Landscape Maintenance Agreement must be notarized and submitted.
- Demolition permits are required prior to submission of site development permits
