SUMMARY:
Requesting a Future Land Use Map Amendment (Small Scale) Designation to City FLU of Heavy Industrial from St. Lucie County FLU of Industrial, relating to a Voluntary Annexation, comprising of two (2) parcels 2431-113-0002-000-1 and 2431-505-0000-200-2, being generally located at or near Selvitz Road and Glades Cut-Off Road, within the City of Fort Pierce, Florida, and representing approximately a combined 10.53 acres of land more or less.
The subject property consists of approximately 10.5 acres located along Selvitz Road within an established industrial corridor. The site is currently vacant and under County jurisdiction, with an existing Future Land Use designation of Industrial (IND).
The request is to assign a City Future Land Use designation of Industrial Heavy (HI) concurrent with annexation and zoning assignment.Surrounding land uses include:
• North: FEC Railway corridor and County Industrial
• South/East/West: City industrial uses (I-1 zoning / Heavy Industrial FLU)
The amendment is intended to facilitate development of an industrial use consistent with heavy industrial classifications (e.g., asphalt production facility), which aligns with the established industrial character of the corridor.
Pursuant to Chapter 163, Florida Statutes:
• The amendment is internally consistent with the Comprehensive Plan.• The request does not exceed the maximum intensity of the Industrial land use category.
• Public facilities are available or will be provided concurrent with development.
• The amendment supports Orderly Growth and Efficient Land Use Patterns.
Conclusion
The proposed Future Land Use amendment is consistent with the requirements of Section 163.3177, F.S., governing Comprehensive Plan amendments.
