CORRECTIVE ACTIONS:

  1. There is raw sewage on the ground; hire a properly licensed plumber to repair all leaking or defective piping.  Provide documentation upon completion.
  2. The electrical panel cover is not attached properly and is exposed to weather; hire a properly licensed electrician to repair the panel.  Provide documentation upon completion.
  3. The house is infested with rats and winged termites.  Have the property professionally treated and provide documentation upon completion.
  4. Install smoke alarms as required.
  5. Repair or replace all broken window glazing.  Plexiglas and plywood are not approved replacement materials.
  6. Seal all exterior holes and cracks allowing entry of rodents.
  7. Seal all interior holes and cracks to prevent further entry of rodents.
  8. Repair the damaged flooring in the kitchen and the damaged concrete in the carport.  Both present a tripping hazard.
  9. Hire a properly licensed electrician to repair or replace faulty outlets, switches and non-working light fixtures.  A luminaire must be provided in the bathroom.
  10. Properly attach the patio light to the wall; properly attach the conduit to the exterior north wall; and provide proper coverings for exposed wiring on the ceiling fan and in the bedroom. 
  11. Replace all damaged faceplates.
  12. Remove flexible cords running through doors and windows.
  13. Repair or replace the bathroom ventilation fan.
  14. Repair or replace the bathroom sink faucet and piping.
  15. Repair or replace all damaged interior doors.
  16. Replace the rotten wood adjacent to the window a/c units.

RECOMMENDATION:

The City requests that if the Special Magistrate finds the violation exists, the violator(s) be given 60 days to obtain a permit and comply with all permit conditions or a fine of $100.00 per day be assessed.
