SUBJECT:

Legislative Hearing - ORDINANCE 20-023 AN ORDINANCE BY THE CITY COMMISSION OF THE CITY OF FORT PIERCE, FLORIDA; AMENDING THE FUTURE LAND USE MAP OF THE COMPREHENSIVE PLAN TO CHANGE THE DESIGNATION OF PROPERTY GENERALLY LOCATED AT OR NEAR 3000 OKEECHOBEE ROAD, FROM GENERAL COMMERCIAL, GC, TO MEDIUM DENSITY RESIDENTIAL, RM; PROVIDING FOR A SEVERABILITY CLAUSE; PROVIDING FOR REPEAL OF ORDINANCES OR PARTS THEREOF IN CONFLICT; PROVIDING FOR AN EFFECTIVE DATE.  SECOND READING

SUMMARY:

  • The subject Future Land Use Map Amendment from General Commercial (GC) to Medium Density Residential (RM) will provide for a land use that is consistent with the applicant’s proposed vision of an Innovative Residential Multi-Family Development and the City’s desired development pattern for the subject site and surrounding area.
  • The RM Future Land Use Category, as defined in the Future Land Use Element of the City’s Comprehensive Plan, calls for parcels that are best suited for multi-family residential uses
  • As the City’s Zoning Map and Land Development Regulations must be consistent with the Future Land Use and accompanying land use category specifications contained in the Future Land Use Element, the subject application also includes a rezoning for the same subject parcel from General Commercial (C-3) to Medium Density Residential (R-4).
     

RECOMMENDATION:

The requested Application for Future Land Use Map Amendment meets the criteria specified in Section 125-136 of the City Code, the Comprehensive Plan, and does not adversely affect the public health, safety, convenience, and general welfare. Therefore, Staff recommends APPROVAL of the request to change the Future Land Use  Designation  from General Commercial (GC) to Medium Density Residential (RM).
