SUBJECT:

Ordinance 17-006 Amending the Zoning Atlas to rezone property located at 2496 Edwards Road from Neighborhood Commercial (C-2) to General Commercial (C-3). SECOND READING

SUMMARY:

  • The applicant is requesting rezoning of property located at 2496 Edwards Road,from Neighborhood Commercial (C-2) to General Commercial (C-3).
  • The site is near the northeast corner of Edwards Road and 25th Street and has operated as as bail bonds office and retail shop since 1993. Recent addition of retail sale of boats and automobiles appear to be present at the site.
  • The applicant owns the 1.39 acre property immediately to the west of the subject parcel, which is located in the County but concurrently undergoing review for voluntary annexation into the City as a commercial parcel with a General Commercial (C-3) zoning designation and a General Commercial (CG) Future Land Use.
  • The proposed amendment, coupled with the presented Future Land Use Map amendment, meets the criteria specified in Section 22-131 of the City Code, and is consistent with the City’s Comprehensive Plan.
  • The Planning Board, at their October 11th, 2016 meeting, voted 9-1 to recommend approval of the request.
  • A total of 66 notifications of the proposal were mailed to the owners of property located within 500 feet of the subject property.  A tally of the garnered responses will be provided to the City Commission at the public hearing.
