Building Department Investigator Shaun Coss read the facts of the case and presented photos which were marked as composite Exhibit 1.

Queen Gibbs was sworn in for testimony.  She said the tenant did the damage and he is also the person who called code because he didn't want to pay rent. She has issued an eviction notice to the tenant but he is not out yet. Once he is out she will make the necessary repairs to correct the violations. 

BDI Coss recommended continuing the case until February 1 which would allow her time to complete the eviction.
 

Special Magistrate agreed to the continuation of this case.

BDI Coss read the facts of the case and said the bulk of the work has been completed.  Although, Ms. Scott was not present he recommended continuing the case until the next hearing date to allow her time to finish making corrections.
 

Special Magistrate, after hearing the facts of the case and the recommendation of the officer, agreed to continue this case until the next hearing date February 1.

BDI Coss read the facts of the case.  Code Enforcement Officer Saucedo was sworn in as translator for Juan Mondragon who was sworn in for testimony.  Mr. Mondragon said he thought the order was to fix the roof and didn't understand that he had to have a permit.  BDI Coss read the 3 criteria and recommended paying the administrative costs of $1,477.86.
 

The Special Magistrate, after reviewing the 3 criteria required by Rule 16 and after considering the facts, ordered the fines be reduced to $1000.00 payable in 6 months. If not paid within this time period the fines will return to the original amount and a lien will be filed with the St. Lucie County Clerk of Court.
