Motion was made by James Crist, and seconded by William Nunn to excuse the absences of Mr. Clark and Ms. Isaac.

Motion was made by Ryan Collins, and seconded by James Crist to approve the minutes from the May 24, 2018 meeting.

NEW BUSINESS
a.
Special Exception - Hicks Residence - 71 Southpointe Drive
Item 7a and 7b were presented together.
Mr. Creagan gave an overview of the applications and answered questions from the Board regarding approval from the homeowners association, lot coverage and similar approval in the past.
Randall Hicks, Owner, provided additional information and answered questions from the Board.
Mr. Crist recused himself because of his interest in the property.
Mr. Nunn stated he has an issue with the application because it does not meet the criteria for a Special Exception or Variance.
Board discussion ensued.
Item 7a and 7b were presented together.
Mr. Creagan gave an overview of the applications and answered questions from the Board regarding approval from the homeowners association, lot coverage and similar approval in the past.

Mr. Gilmore gave an overview of the application and answered questions from the Board.
RC Crotty, Owner, showed a photo to the Board to help explain the current situation in the backyard and Mr. Crotty answered questions from the Board.
Kathy Fitzpatrick and Frank Colleran spoke in favor of the project.
Board discussion ensued.
Mr. Gilmore gave an overview of the application and answered questions from the Board.

DISCUSSION / OTHER BUSINESS
Chairman McCain commented on the Board setting precedences and suggested putting together a committee to review the code, to look at constant hardships, which in turn may help alleviate a lot of precedences.
Mr. Nunn explained the code is clear cut and the Board of Adjustment represents the community by setting standards to make it a nice place. Mr. Nunn said the Board is always pushing the limits of what the code calls for, or making it easier to do things, and he does not think a committee is going to change anything.
Mr. Crist stated that some of the residential projects approved are for the betterment of the city and he opposes projects that are a detriment to the city.
