SUBJECT: ACCEPTANCE OF A FIRE HYDRANT AND WATER LINE EASEMENT ASSOCIATED WITH THE PLATINUM STORAGE PROJECT

SUMMARY

Acceptance of a Fire Hydrant and Water Line Easement associated with the Platinum Storage Project located southeast of Litchfield Road and Van Buren Street.
 

Recommendation

Accept the Fire Hydrant and Water Line Easement from Valk Properties Three, LLC, a Texas limited liability company. (Linda Beals, Real Estate Coordinator)
 

FISCAL IMPACT

There will be no fiscal impact to the city in the fiscal year 2022 or future years related to the acceptance of the Fire Hydrant and Water Line Easement.
 

BACKGROUND AND PREVIOUS ACTIONS

The Final Plat for the Goodyear Commercial Park, which is located at the southeast corner of Litchfield Road and Van Buren Street, was recorded in May of 1976 and the retail center construction was started shortly after the final plat was recorded. 
 
A portion of the retail site is currently being redeveloped from the prior use of a Goodwill Retail Store (which relocated to the northwest corner) to an indoor storage facility.  The owners and developers of the property are in the process of expanding the retail building to add two additional floors to this building to accommodate the needs of the storage facility.
 

STAFF ANALYSIS

City staff has determined that an additional fire hydrant is required to provide additional fire coverage to the site.  In order for the City to operate and maintain the fire hydrant, Valk Properties Three, LLC has provided, and City staff recommend the acceptance of the Fire Hydrant and Water Line Easement.
