SUMMARY
Approve a replat of lot 29 of the Final Plat for PebbleCreek – Unit Six to reduce set back from 15.5 feet to 10 feet.

FISCAL IMPACT
There is no fiscal impact as a result of this replat.
BACKGROUND AND PREVIOUS ACTIONS
Lot 29 of the Final Plat for PebbleCreek is subject to the PebbleCreek Golf Resort Phase I PAD adopted by council on January 14, 1992. The minimum front setback is ten (10) feet. The Final Plat for PebbleCreek – Unit Six was recorded on June 28, 1993. Although the minimum setback applicable to the residential lots included within the Final Plat for PebbleCreek – Unit Six is ten feet, the set-back reflected in the Final Plat for PebbleCreek – Unit Six for lot 29 is 15.5 feet. The owner of lot 29 would like to add a mother-in-law suite to the existing home, which would encroach into the setback area reflected in the final plat.
STAFF ANALYSIS
The re-plat of lot 29 would reduce the setback from 15.5 feet to 10 feet. Because the reduced setback is consistent with the minimum setback requirements in the zoning for the property, staff supports the reduction in setback as reflected in the replat.
