SUMMARY
Acceptance of a Wastewater Line, Water Line and Access Facilities Easement and a Wastewater Line and Access Facilities Easement from W/C Lakin 1B VIII, LLC, a Delaware limited liability company; and a Wastewater Line and Access Facilities Easement from W/C Lakin Owner VIII, L.L.C., a Delaware limited liability company required for the development of Lakin Park.
Recommendation
Accept a Wastewater Line, Water Line and Access Facilities Easement and a Wastewater Line and Access Facilities Easement from W/C Lakin 1B VIII, LLC, a Delaware limited liability company; and a Wastewater Line and Access Facilities Easement from W/C Lakin Owner VIII, L.L.C., a Delaware limited liability company. FISCAL IMPACT
There will be no fiscal impact to the City in the fiscal year 2021 of future years with the acceptance of these easements.
BACKGROUND AND PREVIOUS ACTIONS
W/C Lakin Owner VIII, L.L.C., a Delaware limited liability company and W/C Lakin 1B VIII, LLC, a Delaware limited liability company (collectively “Lakin”) are the owners of the property known as Lakin Park. Lakin is in the process of developing Phase 1 of Lakin Park which consists of an approximate 85 acre industrial site located at the southwest corner of MC-85 and Cotton Lane. A Minor Land Division for Lakin Park – Phase 1 was administratively approved and recorded in the official records of Maricopa County at Book 1588 page 30, instrument number 2021-0480315 on April 29, 2021.
Lakin is responsible for the design and construction of infrastructure required for the city to serve Lakin Park, including wastewater and water lines. Lakin has provided the required wastewater and water easements.

STAFF ANALYSIS
The construction of the wastewater and water lines are a critical component of the Lakin Park infrastructure. The City has reviewed the construction plans and has required the Wastewater Line, Water Line and Access Facilities Easement and the two Wastewater Line and Access Facilities Easements be dedicated to the City as part of the construction permitting process.
