That the City Council approve Tract Map No. 19143 at 251-351 West Imperial Highway, as submitted, and accept the dedication for public highway and public utility purposes, dedication for ingress and egress for emergency and public security vehicles, and for trash collection purposes as shown on said map.

On January 10, 2022, the La Habra Planning Commission considered and approved the Applicant's request for Tentative Tract Map Number 19143.  The project consists of the construction of a 117-unit residential development located at 251-351 West Imperial Highway. The Final Map was prepared for the purpose of combining the existing two lots into a one-lot condominium project. As part of this approved residential development project, a 26-foot wide easement for ingress and egress throughout the lot will be dedicated to the City of La Habra upon the approval of this Map. The northerly 48 feet of the existing "Imperial Highway" Right-of-Way along the frontage of the property will be dedicated to the City of La Habra upon the approval of this Map; following recordation of this Map with the County of Orange, a dedication process from the City of La Habra to the State Department of Transportation (Caltrans) will be required. The Map has been reviewed by staff from the City of La Habra Engineering Division and the County of Orange.

The applicant paid the application fees in the approximate amount of $28,000 for costs associated with staff processing time and required public notifications.
