| SUBJECT: | CONTINUATION OF A REQUEST FOR DESIGN REVIEW 24-02 TO ALLOW A SIGN PROGRAM FOR AN EXISTING MULTI-TENANT INDUSTRIAL BUILDING, AND MAKING THE DETERMINATION THAT THE PROJECT IS EXEMPT FROM THE CALIFORNIA ENVIRONMENTAL QUALITY ACT PURSUANT TO SECTION 15311, CLASS 11: “ACCESSORY STRUCTURES” OF THE CEQA GUIDELINES.

CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA):
This project was reviewed pursuant to the guidelines of the California Environmental Quality Act (CEQA) and determined to be Categorically Exempt pursuant to Section 15301, Class 1: "Existing Facilities" of the California Environmental Quality Act Guidelines because the project will involve primarily interior tenant improvements and minimal changes to the façade of an existing commercial building within an established shopping center where all necessary public services and facilities are readily available.
RECOMMENDATION:
That the Planning Commission approve:
A motion of the Planning Commission of the City of La Habra, California, approving a continuance of Design Review 24-02 to allow a sign program for an existing multi-tenant industrial commercial building located at 2120 East Lambert Road.
DISCUSSION:
Pursuant to La Habra Municipal Code (LHMC) Section 18.23.050(D)(2), a Conditional Use Permit rather than a Design Review application is required because the proposed sign program includes design standards that deviate from the City's Sign Ordinance (LHMC Chapter 18.23). Therefore, staff is requesting this item be continued to May 28, 2024 in order to allow staff additional time to prepare a new public hearing notice for this project, which specifies that the applicant's request will be made under a Conditional Use Permit application instead of a Design Review application.
