APPROVE NOTICE OF COMPLETION FOR ROOF REPLACEMENT AT PARK LA HABRA MOBILE HOME, 1731 WEST LAMBERT ROAD, LA HABRA CA 90631, CITY PROJECT NO. 3-B-23

RECOMMENDATION:


That the City Council approve the Notice of Completion for the Roof Replacement at Park La Habra Mobile Home, 1731 West Lambert Road, La Habra, CA 90631, City Project No. 3-B-23, and authorize staff to file the Notice of Completion for recordation.

DISCUSSION:

On November 20, 2023, the City Council awarded a construction contract to FC and Sons Roofing, Inc., of Bell Gardens, California, in the amount of $287,520, which included a 20% contingency, for the construction of the Roof Replacement at the City owned Park La Habra mobile home park located at 1731 West Lambert Road, La Habra, CA 90631, City Project No. 3-B-23 ("Project"). The Project included removal and replacement of the existing roof system at a building that houses the community clubhouse, the on-site manager's office, and a laundry room at the mobile home park.

The Project entailed removal and disposal of the existing roofing system and the complete installation of a new roof system which included: roof vents, roof jacks, underlayment, asphalt shingles and drip edging; the replacement of wood roof decking and wood roof members; new fascia boards, new rain gutters, and associated work. All improvements have now been completed and staff conducted a final inspection and found that the work was completed in a satisfactory manner and in accordance with the Project's contract specifications and City standards.  Upon acceptance of the Project by the City Council, staff will file a Notice of Completion (Attachment 1) for recordation at the Orange County Clerk-Recorder’s Office.

FISCAL IMPACT/SOURCE OF FUNDING:

The total construction cost for the project was $249,658, or $37,862 less than the approved purchase order amount of $287,520; therefore, there are sufficient Mobile Home Lease Fund resources budgeted for this project to release retention and file the Notice of Completion. This project had no impact to the General Fund.

This recommendation is consistent with the following areas of the La Habra General Plan:

It is also consistent with the following FY 24/25 City Council Goals and Objectives:
Goal 3 - Maintenance and Improvement of City Infrastructure
Objective B - Maintain and upgrade City Buildings, facilities, and parks
