| SUBJECT: | APPROVE TRACT MAP NO. 19281 AT 120 EAST WHITTIER BOULEVARD, AS SUBMITTED, AND ACCEPT THE DEDICATIONS FOR INGRESS AND EGRESS FOR EMERGENCY AND PUBLIC SECURITY VEHICLES AND TRASH COLLECTION PURPOSES AS SHOWN ON SAID MAP

RECOMMENDATION:
That the City Council approve Tract Map No. 19281 at 120 East Whittier Boulevard, as submitted, and accept the dedication for ingress and egress for emergency and public security vehicles, and for trash collection purposes as shown on said map.
DISCUSSION:
On April 22, 2024, the La Habra Planning Commission considered and approved the Applicant's request for Tentative Tract Map Number 19281. The project consists of the construction of 18 townhome units located at 120 East Whittier Boulevard. The Final Map was prepared for condominium purposes in order to enable the division and sale of land involving the 18 townhome units. As part of this approved residential development project, a 26-foot wide easement for ingress and egress throughout the lot will be dedicated to the City of La Habra upon the approval of this Map. The Map has been reviewed by staff from the City of La Habra Engineering Division and the County of Orange.
FISCAL IMPACT/SOURCE OF FUNDING:
The applicant has paid the application fees in the approximate amount of $22,000 for costs associated with staff review, processing and required public notifications.
