APPROVE TRACT MAP NO. 19344 AT 300 SOUTH WALNUT STREET, AS SUBMITTED, AND ACCEPT THE DEDICATIONS FOR EMERGENCY VEHICLE ACCESS EASEMENT, AND PUBLIC UTILITY EASEMENT, AS SHOWN ON SAID MAP

RECOMMENDATION:


That the City Council approve Tract Map No. 19344 at 300 South Walnut Street, as submitted, and accept the dedication for emergency vehicle access easement, and public utility easement, as shown on said map.

DISCUSSION:

On January 13, 2025, the La Habra Planning Commission considered and approved the Applicant's request for Tentative Tract Map Number 19344. The project consists of the construction of 22 dwelling units (townhomes) located at 300 South Walnut Street. The Final Map was prepared for condominium purposes in order to enable the division and sale of land involving the 22 townhome units. As part of this approved residential development project, an easement for ingress and egress throughout the lot will be dedicated to the City of La Habra upon the approval of this Map. The Map has been reviewed by staff from the City of La Habra Engineering Division and the County of Orange.

FISCAL IMPACT/SOURCE OF FUNDING:

The applicant has paid the application fees in the approximate amount of $20,387 for costs associated with staff review, processing and the required public notifications.
