SUBJECT:
APPROVE NOTICE OF COMPLETION FOR THE ROOF REPLACEMENT AT VIEW PARK MOBILE HOME, CITY PROJECT NO. 3-B-25

RECOMMENDATION:


That the Housing Authority of the City of La Habra ("Authority") approve the Notice of Completion for the Roof Replacement at View Park Mobile Home, 1750 West Lambert Road, La Habra, California 90631, City Project No. 3-B-25; and authorize staff to submit the Notice of Completion for recordation.

DISCUSSION:

On August 18, 2025, the Housing Authority (Authority) awarded a construction contract to Rite-Way Roofing Corporation of Fontana, California, in the amount of $265,144, which included a twenty percent (20%) contingency, for the construction of the Roof Replacement project at View Park Mobile Home Estates located at 1750 West Lambert Road, La Habra, CA 90631, City Project No. 3-B-25 ("Project"). The Project included removal and replacement of the roofing system of three Authority-owned buildings at the park, including the community clubhouse, and two buildings housing laundry rooms.

The Project entailed removal and disposal of the existing roofing system and the complete installation of a new roof system which included: the removal and replacement of wood and roof sheathing, repairs to damaged stucco, new PVC roof membrane, and associated work. All improvements have now been completed and staff conducted a final inspection and found that the work was completed in a satisfactory manner and in accordance with the Project's contract specifications and City standards. Upon acceptance of the Project by the Housing Authority, staff will file a Notice of Completion (Attachment 1) for recordation at the Orange County Clerk-Recorder's Office.

FISCAL IMPACT/SOURCE OF FUNDING:

The total construction cost for the project was $235,854.06, or $29,289.94 less than the approved purchase order amount of $265,144.00; therefore, there are sufficient Mobile Home Park Funds resources budgeted for this project to release retention and file the Notice of Completion. This project had no impact on the General Fund.
