Set August 11, 2025, as the date of public hearing for a variance from Mankato City Code, Chapter 10, Article VII, Division 4, Sec.10-1033, and for a variance from Chapter 10, Article X, Division 8, Sec. 10-1740 (125 Kingswood Drive); by request of Malterer Mechanical.
Recommendation/Action(s):
Staff recommends setting August 11, 2025, as the date of public hearing to review the variance to reduce the front yard setback and eliminate the landscaping requirements.
Summary:
Malterer Mechanical is requesting to set August 11, 2025, as the date of public hearing for a variance within the M-2, Heavy Industrial District to reduce the required front yard setback for an impervious parking or storage surface from 15 feet to 0 feet, and the side yard setback from 6 feet to 0 feet.
The applicant is seeking a variance to waive the requirement for perimeter landscaping. The subject property is described as the West 177.25 feet of Lot 3 and the East 130.6 feet of Lot 4, Lime Valley Second Addition.
The requested variances are being pursued to accommodate the expansion and paving of a parking area up to the property line of the premises located at 125 Kingswood Drive.
An administrative hearing with neighboring property owners will be held on July 23, 2025, with comments received included in the final information presented to the City Council.
