Set October 15, 2024, as the date of public hearing for an ordinance rezoning property to R-T, Residential Transition; and for amendments to the Institutional Overlay District and the approved campus plan (1918 South Riverfront Drive); by request of Jacob Hummer.

Recommendation/Action(s):

At the August 28, 2024, meeting, the Planning Commission recommended setting October 15, 2024, as the date of hearing to review a request to rezone a property to R-T, Residential Transition, from B-1, Community Business District with the following findings of fact:

1. The proposed zoning classification change conforms to the land use plan for the City of Mankato.
2. The continued use of the property as a single-family dwelling conforms to the standards set forth in the Residential Transition Zoning District.
3. The proposed RT, Residential Transition zoning classification is consistent with adjacent properties and promotes areas of transition between adjacent land uses. 

Summary:

The applicant is requesting to set October 15, 2024, as the date of hearing to rezone a property to R-T, Residential Transition, from B-1, Community Business District. The subject property is described as the south 80 feet of lot 13 and the east 10 feet of the south 68 feet of lot 14, Block 175, Plan of West Mankato subdivision.

The property located at 1918 South Riverfront Drive has a zoning designation of B-1, Community Business District; however, the current use of the property is a single-family residence. The property owner is seeking a rezoning of the property from the current B-1, Community Business District, to R-T, Residential Transition, to be more in line with the current use.
 

The rezoning to R-T is intended to serve as an area of transition between residential development and commercial and industrial development and the uses that are allowed in the district are limited to existing one- and two-family dwellings. The change in zoning will allow limited future residential improvement on the property.
