Summary:
Consideration of a Request for Quotations
At the April 11th All Seasons Arena board meeting, staff requested authorization to release a request for quotations for work stemming from a modification of the original design in relation to the second floor lobby wall. Staff and the design team have been working on a resolution to a design issue relating to the attachment of the proposed two-story concrete block wall separating the lobby from the north rink to the roof structure. The original bid called for the wall to be constructed from concrete blocks up to the underside of the roof deck. However, it was determined that the initial design did not include information necessary on the attachment of this wall to the existing roof structure. After further design work by ISG, the contractor priced out the additional structural steel required to meet the structural requirements at an additional project cost of $36,285.57. Knutson Construction recommended the owner explore other options, and it was recommended to review eliminating the second floor block and replacing it with a steel stud framed wall with a drywall finish. Pricing was requested from the prime contractor and their subs, which came back with a deduction of $(18,362.50) for the elimination of the second floor block wall and an addition of $38,912.24 for the steel stud replacement. Pricing was reviewed, and Knutson Construction recommended the owner seek a more competitive price.
The request for quotations was released on Friday, April 11th and 3 responses were received by the deadline of Friday, April 18th. The low quotation was submitted by Olympic Companies, Inc. of Minnetonka with a base quote in the amount of $25,350 and an alternate #1 deduction of $(550). The base quote includes the construction of the steel stud wall, vapor barrier, insulation, and impact-resistant drywall with a level 4 finish. The alternate included downgrading the lobby side drywall to a standard product. With the favorable pricing, staff recommend not approving alternate #1 as the impact-resistant drywall will be a more durable product. Below is a summary of the various options and pricing that were explored for this work.
