Request for a Site Plan and Traffic Advisory Committee review for the installation of a permanent parking lot at the southwest corner of Garden Boulevard and Mulberry Street, by request of Bolton and Menk, with permission of the property owner.

The applicant is seeking a Site Plan only review of the submission.

The parcel is located at the Southwest corner of the intersection of Mulberry and Garden.

The area has most recently been used as a temporary laydown yard and storage area for construction-related equipment and materials.

The applicant is seeking a Site Plan and Traffic Advisory Committee review of their submission.
The subject parking lot is located at Garden and Mulberry, and plans submitted show one access point to the proposed lot from Garden Boulevard. The use of this area as a parking lot was approved by the 2024 Institutional Overlay Amendment.
The applicant's narrative states that the project generally consists of reuse/replacement of the existing pavement while making necessary modifications to convert the area to a parking lot meeting the City of Mankato code. Proper setbacks, stall sizes, and driving lanes are provided to facilitate 65 total new parking stalls generally intended for Mayo staff use. A full set of construction documents will be provided at permit submittal and for Site Plan review.
