Set February 9, 2026, as the date of public hearing to review a variance request from Chapter 10, Article VII, Division 3, Sec.10-1005 of the Mankato City Code to decrease the transitional yard setback from thirty (30) feet to six (6) feet in the M-1, Light Industrial, zoning district (120 Pine Street and 1700 3rd Avenue); by request of Ron Goodrich.

The applicant, Goodrich Construction, is requesting to set February 9, 2026, as the date of the public hearing to review a variance to reduce the setback in a transitional yard from 30 feet to 6 feet to a residential property for the purpose of constructing a hard-surfaced parking lot. The property is generally described as the east half of Lots 9 and 10, Block 24, except the west 12.75 feet, and including the west half of the adjacent vacated alley; Lots 1–4, Block 24, except the railroad, and including the east half of the vacated alley; and Lot 8, Block 24 and the westerly half of the vacated adjacent alley and except the railroad, Mankato City (120 Pine Street and 1700 3rd Avenue). 

The parking lot is currently gravel and the applicant intends to pave the area. The applicant has received a letter of support from the adjacent property for the project.
