Review
The applicant is seeking an amendment to the previously approved conditional use permit, to convert the planned commercial spaces on the main floor, into thirteen residential apartment units.
The building currently contains 72 residential units on 2nd-4th floors. No expansion to the building's footprint is proposed.
The amendment is meant to further align with the building's existing established residential use. The goal is to improve the operational efficiency and long-term viability of the property and align with market conditions.
Floor plans depict the creation of 13 studio apartments. The 2nd through 4th floors currently have 15-1-bedroom residential units and 5-2-bedroom units per floor. In total, there will be 13-studio units, 53-1-bedroom units and 19-2-bedroom units. The 5th floor contains a lounge and deck area serviced by an elevator and stairway.
The proposal shows 168 parking stalls. The applicant has provided 9 bicycle parking stalls, which includes 2 exterior stalls and 7 interior stalls for bicycles.
Amenity spaces will be added to the main level to include an athletic court. A rooftop deck provides outdoor living areas including grills, games, and green space.
Access will shift from its current location off of Range St. to Hiniker Parkway upon completion of the road project.
