Resolution considering bids for Capital Improvement Project 11144; Intergovernmental Center Rooftop Unit Replacement.
Recommendation/Action(s):
Adoption of the attached resolution.
Summary:
Capital Improvement Project 11144; Intergovernmental Center RTU Replacement, was advertised for public bidding beginning on March 13th, 2026.
The existing rooftop units (RTU), RTU-1 and RTU-2, serving the Intergovernmental Center, were installed in 1997 and are approaching 30 years of operation. According to the American Society of Heating, Refrigeration, and Air Conditioning Engineers (ASHRAE), the typical life expectancy of a rooftop unit is 15 years. There have been numerous repairs on the units over the last decade, including compressor replacements in RTU 2 in 2019 and control board replacement for both units in 2013. Given the age of the unit and the technological advancements over the last 30 years, replacement is warranted at this time.
Three Bids were submitted by qualified contractors. The apparent low bidder is Malterer Mechanical Inc with a base bid of $611,715.00. Based on estimated pricing provided by staff prior to bidding, the bid does represent the present value of the work and rebidding will likely increase the cost.
Staff recommend awarding the bid in the amount of $611,715.00. Funding will come from the Intergovernmental Center Capital Fund.
