The property's current land use is Low Density Residential. A single-family home is present at the address of 1004 Applewood Ct.

The subject properties are zoned R-1, A One-Family-Dwelling District.

Environmentally Sensitive Areas

The site contains wooded areas as well as Ravine Slope’s (area exceeding 17.6% slope).
Applicant has not yet provided wetland information at this time.

Public Utilities

The existing dwelling is currently served by public utilities. Utilities services are available at the site within Applewood Court.

Review

The applicant is requesting a preliminary and final plat review of Ironwood Estates No. 2. Due to the lots previously containing a minor lot split, a plat is required to adjust property lines. In this case, the applicant seeks to adjust the property line between Lots 1 and 2, which are addressed as 1004 and 1008 Applewood Court. The adjustment makes Lot 1 approximately 5,998 square feet larger. 
Applicant has not stated any intention to modify the existing condition of the subject properties in coordination with this replat.
