Report on Change Order 1 for Capital Improvement Project 11139; Orness Plaza Heat Pumps Phase 3.

Summary:
In accordance with Section 2-8 of the Mankato City Code, the City Manager is to report as soon as practicable on change orders approved under $100,000. The following is a summary of change orders to date for 11139 - Orness Plaza Heat Pumps Phase 3.
Construction began on the project in June 2025 and is now complete.
Change Order No. 1
The existing duct work for several interior spaces (exercise room, kitchen, dining hall, entryway, and maintenance/housing manager office) was not compatible with new heat pump units and duct work needed to be modified. Electrical outlets for entryway heat pumps were faulty and had to be replaced. The condensate pump was inoperable for the entryway heat pump and had to be replaced.
Total cost for Change Order No. 2 was an increase of $2,095.00, roughly 2% of total project cost.
The original project budget was $118,800.00; the total cost after change order 1 is $90,125 and within the original project budget.
