Discussion and possible action on any and all matters regarding Subdivision Case No. 2024-0047F - Bienestar Estates 10 Townhomes; a request by Vega & Vega, on behalf of Comite de Bienestar, Inc., for the approval of the final plat for Bienestar Estates 10 Townhome Subdivision, located at the southeast corner of Avenue F and County 24th Street in San Luis, Arizona. SUMMARY:
This subdivision will contain approximately 3.47 acres and will consist of 31 residential lots. The residential lots range in size from approximately 2,900 square feet to 3,520 square feet. Assessor's Parcel Number 783-05-162. Access to the subdivision will be through the north side from County 24th Street; access from Avenue F will be reserved for emergency vehicle access only.
Rezoning of said parcel from Community Commercial (C-2) to Medium-High Density Residential (R-2) was approved by the City Council on March 13, 2024, which allows the applicant to increase the residential density with smaller lots for townhomes.
The applicant has provided the information and materials necessary for the review of the final plat for Bienestar Estates 10 Townhome Subdivision.
STAFF RECOMMENDATION:
Staff recommends approval of Subdivision Case No. 2024-0047F with the following conditions:
