ITEM:
Discussion and possible action on any and all matters regarding Subdivision Case No. 2021-0750P. A request by Edais Engineering Inc., on behalf of Riedel Holdings LLC, for the approval of Los Mezquites Unit 1 preliminary plat. The property is located on the southeast corner of Avenue E and County 23-1/2 Street (San Luis Lane) in San Luis Arizona.

BACKGROUND:
This subdivision will contain approximately 38.81 acres and will consist of 195 residential lots. The lots range in size from approximately 6,000 square feet to 10,000 square feet. Assessor's Parcel Number 227-11-010. The City of San Luis City Council approved on January 12, 2022, Rezoning Case No. 2021-0693 rezoning 186 acres to Medium Density Residential (R1-6).
A development agreement was approved by Resolution 2204, the term of the development agreement is for five (5) years.
General Plan
City Council approved Major Amendment Case No. 2021-0340 changing the land use designation to Medium Density Residential (MDR). The Major Amendment allowed the applicant to rezone the property to R1-6 (Rezoning Case No. 2021-0693.

- Developer must comply with the approved development agreement.
- A road connection from southeast corner of the subdivision to County 24th Street should be provided prior to the acceptance of the subdivision.
- Landscaping plans shall be submitted prior to presenting this item to City Council.
RECOMMENDED MOTION:
I MOVE TO APPROVE SUBDIVISION CASE NO. 2021-0750P PRELIMINARY PLAT FOR LOS MEZQUITES PHASE 1 WITH CONDITIONS AS RECOMMENDED BY STAFF.
