ITEM:
Discussion and possible action on any and all matters regarding Subdivision Case No. 2024-0047F. A request by Vega & Vega, on behalf of Comite de Bienestar, for the approval of Bienestar Estates 10 Townhome Subdivision final plat. The property is located at the southeast corner of Avenue F and County 24th Street in San Luis, Arizona.

SUMMARY:
This subdivision will contain approximately 3.47 acres and will consist of 31 residential lots. The residential lots range in size from approximately 2,900 square feet to 3,520 square feet. Assessor's Parcel Number 783-05-162. Access to the subdivision will be through the north side from County 24th Street, access from Avenue F will be reserved to emergency vehicle access only.
The applicant is in the process of rezoning said parcel from Community Commercial (C-2) to Medium-High Density Residential (R-2) which allows the applicant to increase the residential density with smaller lots for townhomes.
The applicant has provided the information and materials necessary for the review of the final plat for Bienestar Estates 10 Townhome Subdivision.
STAFF RECOMMENDATION:
Staff recommends approval of Subdivision Case No. 2024-0047F with the following conditions:
The applicant is in the process of rezoning said parcel from Community Commercial (C-2) to Medium-High Density Residential (R-2) which allows the applicant to increase the residential density with smaller lots for townhomes.
The applicant has provided the information and materials necessary for the review of the final plat for Bienestar Estates 10 Townhome Subdivision.
STAFF RECOMMENDATION:
Staff recommends approval of Subdivision Case No. 2024-0047F with the following conditions:
- Applicant must address comments from Comment Letter dated 3-8-2024
- Landscaping plans shall be submitted prior to presenting this item to City Council.
RECOMMENDED MOTION:
I MOVE TO FORWARD SUBDIVISION CASE NO. 2024-0047F TO THE CITY COUNCIL WITH THE RECOMMENDATION OF APPROVAL WITH CONDITIONS AS PRESENTED BY STAFF.
