ITEM:
Discussion and possible action on any and all matters regarding Subdivision Case No. 2025-0109F. A request by Edais Engineering, on behalf of Fabian Lozano, owner, for the approval of Fabian Townhomes Subdivision final plat. The property is located at 1185 N Hidalgo Avenue in San Luis, Arizona.

SUMMARY:
This subdivision will contain approximately 0.44 acres and will consist of 5 residential lots. The residential lots range in size from approximately 2,920 square feet to 3,549 square feet and will have a tract of 2,835 sf. The property is located at 1185 N Hidalgo Avenue in San Luis, Arizona on Assessor's Parcel Number 775-20-164.
A rezoning process from Community Commercial (C-2) to Medium-High Density Residential (R-2) was approved by the City Council on June 12, 2024. Medium-High Density Residential (R-2) allows the applicant to have a residential use with increased residential density with smaller lots for townhomes.
The applicant has provided the information and materials necessary for the review of the final plat for Fabian Townhomes Subdivision.
STAFF RECOMMENDATION:
Staff recommends approval of Subdivision Case No. 2025-0109F with the following conditions:

STAFF RECOMMENDATION:
Staff recommends approval of Subdivision Case No. 2025-0109F with the following conditions:
- Applicant must address all comments from city staff prior to presenting final plat to City Council.
- Landscaping plans shall be submitted and approved by city staff prior to presenting final plat to City Council.
RECOMMENDED MOTION:
I MOVE TO FORWARD SUBDIVISION CASE NO. 2025-0109F TO THE CITY COUNCIL WITH THE RECOMMENDATION OF APPROVAL WITH CONDITIONS AS PRESENTED BY STAFF.
