Title

Adopt Resolution #23-273 Approving a Revised Final Plat for Bunker Lake Industrial Park 4th Addition (Project No. 23-106); Case of PSD, LLC

Purpose/Background:

On July 11, 2023, the City Council approved the Final Plat for Bunker Lake Industrial Park 4th Addition, located east of Puma Street, south of Bunker Lake Boulevard, and west of 147th Lane (the "Subject Property").  The plat, which has not yet been filed with Anoka County, created two (2) lots.  PSD, LLC (the "Applicant") has been in discussions with a potential buyer of Lot 2 for construction of approximately a 100,000 square foot facility.  A revised plat is necessary because there is a twenty (20) foot wide drainage and utility easement that essentially splits Lot 2 down the middle, preventing construction of a single, large building.  The revised plat does not modify the property boundaries of either lot.  Rather, it simply eliminates the drainage and utility easement that 'splits' Lot 2, and also adds a ten (10) foot drainage and utility easement along the southern boundary connecting to the 147th Lane right-of-way.  No other modifications are proposed.

Funding Source:

The Applicant is responsible for all costs associated with this application.

Recommendation:

Staff recommends approval of the revised Final Plat.

Action:

Motion to adopt Resolution #23-273 approved a revised Final Plat for Bunker Lake Industrial Park 4th Addition.
