Title:
Pearson Place 2nd Addition Sketch Plan and Variances (Project No. 24-100)
Purpose/Background:
The City received an application from John Dobbs (the "Applicant") for Sketch Plan review of a proposed three (3) lot, single family residential development on the property generally known as 8846 148th Avenue and legally described as Outlot A, Riverstone South (the "Subject Property"). The Applicant is waiting for the completion of a sound study, as the Subject Property abuts Highway 10. Since the results of the sound study could result in additional plan revisions, the Applicant has requested that this item be pushed to the April 25, 2024, Planning Commission agenda. The purpose of this case is simply to continue the Public Hearing until the April 25, 2024, Planning Commission meeting.
Notification:
Staff attempted to notify property owners within 700 feet of the Subject Property, as reflected in the Anoka County Property Records, via standard U.S. mail, of the Public Hearing. Additionally, a Land Use Application sign was also placed on the Subject Property. Staff sent an additional notice, utilizing the same mailing list as the public hearing notification, informing property owners of the request to delay the Public Hearing until the April 25, Planning Commission meeting.

All costs associated with this request are the responsibility of the Applicant.
Recommendation:
Staff recommends continuing the Public Hearing to the April 25, 2024, Planning Commission meeting.
Outcome/Action:
Motion to continue the Public Hearing for Pearson Place 2nd Addition to the April 25, 2024, Planning Commission meeting.
