Title
Adopt Resolution #24-127 Approving the Final Plat and Development Agreement for Harmony Farms 2nd Addition.
Purpose/Background:
In March, the City Council adopted Resolution #24-060 approving the preliminary plat of Harmony Farms. The Applicant, US Home, LLC (Lennar), is requesting final plat approval in order to start construction on the project this spring. The proposed final plat is named Harmony Farms 2nd Addition since the plat of Harmony Farms was recorded in 1997. The proposed 57-lot single-family residential final plat is consistent with the approved preliminary plat. Construction plans are subject to approval by the City Engineer in order to meet City construction standards.
The proposed Development Agreement follows the standard format with two notable items. The trail dedication will be credited for the construction of the multi-use trail from the neighborhood to Brookside Elementary School. Additionally, provisions for the construction of Coquina Street across the City-owned outlot are added.
An public hearing is scheduled for May 28 to vacate an easement at the southern portion of the site. The proposed plat re-establishes the easement in a slightly different configuration. The vacation document will be recorded prior to the plat being recorded.

Funding Source:
Costs associated with this project are the responsibility of the Applicant. Development fees will be collected with the plat.
Recommendation:
Staff recommends approval of the Final Plat and Development Agreement.
