Title:
Public Hearing: Adopt Resolution #24-188 Vacating Drainage and Utility Easements in Waterfront Village
Purpose/Background:
The City Council recently approved the plat of Waterfront Village, a 108-unit detached townhome development southwest of Bunker Lake Boulevard and Zeolite Street. There are two drainage and utility easements on the western part of the plat, outside the first phase of development, that are excessive in area. The proposed vacation would be followed up with replatting the right sized easements with the second phase. Without the vacation, several of the home sites would be impacted and rendered unbuildable.
Notification:
A legal notice was published in the Anoka Union Herald. The private utility companies were provided a 30-day emailed notification. One of the utility companies has its lines in a portion of the easement along Armstrong Boulevard. The applicant's engineer has drafted a temporary easement that will protect those lines until the plat of the second phase is recorded, potentially in mid-2025.
Funding Source:
All costs of this request are the responsibilty of the applicant, Centra Homes.
Recommendation:
Staff recommends approval of the easement vacation.
Outcome/Action:
Motion to adopt Resolution #24-188 vacating drainage and utility easements in Waterfront Village.
