Title:

Adopt Resolution #25-077 Approving an Extension for Multiple Variances Associated with Pearson Place 2nd Addition (Project No. 24-100); Case of Development Consulting Services, LLC

Purpose/Background:

On April 25, 2024, the Planning Commission adopted Resolution #24-108 granting multiple variances for a minor plat known as Pearson Place 2nd Addition (the "Plat"), located on the parcel bounded by Highway 10, Riverdale Drive, 148th Avenue, and Bowers Drive.  But, on April 4, 2025, Development Consulting Services, LLC (the "Applicant") informed City Staff that, due to challenges with finding a builder for this project and weather, the Plat would not be recorded before the April 25, 2025, deadline that was specified in Resolution #24-108.  The Applicant has requested a one (1) year extension of the variances to ensure that they get 'locked in', which will occur with the recording of the Plat.  The attached resolution, should the Planning Commission adopt it, will supersede Resolution #24-108.

Funding Source:

All costs associated with this request are the Applicant's responsibility.

Recommendation:

Staff recommends adopting Resolution #25-077, granting a 1-year extension for the three (3) variances that were previously approved by the Planning Commission. 

Outcome/Action:

Motion to adopt Resolution #25-077, granting a 1-year extension for the three (3) variances that were originally approved on April 25, 2024.
