Title:
Adopt Resolution #25-224 Approving Final Plat and Development Agreement for "Brookside Terrace" (Brookside Construction Inc.)
Purpose/Background:
On September 9, the City Council approved the preliminary plat of "Brookside Terrace," a six-lot single-family plat at the northwest corner of 151st Lane and Nowthen Boulevard NW. The proposed final plat is consistent with the approved preliminary plat. The associated development agreement is standard in form, outlining the construction expectations, financial sureties, and development fees required for the plat. The proposed plat dedicates new easements for the on-site stormwater management.
Notification:
Notification is not required for final plats.
Funding Source:
All costs associated with this development are the responsibility of the applicant. As a part of subdivision, development fees are collected. For this plat, some of the development fees were assessed to the property with the 151st Lane construction project in 1995 when utilities were brought in. Park dedication was partially satisfied with a land dedication and trail dedication completely satisfied from the Haubrich Addition (the plat preceding Brookside Terrace) in 1990.
Recommendation:
Staff recommends approval of the final plat and development agreement.
