Title

Adopt Resolution #20-139 Approving Corrections to the Plat known as Pearson Place (Project No. 16-31a); Case of Otto Associates

Purpose/Background:

In 2017, the City Council approved Pearson Place (the "Plat"), a twelve (12) lot single family residential neighborhood along the north side of Bowers Drive near the east end of the cul-de-sac (the "Subject Property").  The Plat included three (3) separate outlots, two of which were deeded to the City (one providing buffering for existing homes on Bowers Drive for future development and one for a future second access to Bowers Drive).  The third outlot, Outlot B, was retained by Pearson Properties of Ramsey, LLC (the "Property Owner"), for future development.  The City was just recently informed of some minor errors related to bearings and distances on the Plat that require corrections.

Notification:

Notification is not required.

Observations/Alternatives:

As can be seen in the attached document entitled Land Surveyor's Certificate of Plat Correction, there are five minor errors that will be rectified with the recording of this document.  These corrections will not result in any nonconforming lots.  The drawings are all correct. Only some minor notations had slight errors. Staff has no objections to the proposed revisions to the Plat.

Funding Source:

This case is being prepared as part of Staff's regular duties; however, the recording of the Land Surveyor's Certificate of Plat Correction will be at the surveyor's and/or Developer's expense.

Recommendation:

Staff recommends approving the proposed corrections to the Pearson Place Plat.

Action:

Motion to adopt Resolution #20-139 approving corrections to the plat known as Pearson Place.
