Title:
Review Request for Auto Repair at 6588 141st Ave NW
Purpose/Background:
The purpose of this case is to review a request from Kiryl Sachok for a zoning question related to 6588 141st Ave NW (the "Subject Property"). The site is zoned E-1 Employment District. Kiryl is looking to purchase the property for Auto Body Repair, Painting, and Detailing. The vehicles are planned to be stored in both inside and outside. They plan on using 51% or more of the building for repairs. They are currently not selling vehicles but it is something we would like to consider in the future.
Under the current code, auto repair and sales is allowed but only in a business incubator or multi-tenant building and no outside storage is allowed related to the use. Staff is requesting policy direction from the Planning Commission on the proposed use.

Comments:
- Economic Development and City initiative to improve Highway 10 corridor and reduce blight along Highway 10
- City has invested significant money in this area to clean up blighted industrial buildings, and auto repair without very specific conditions could turn into nuisance.
- Staff feels that separating these two uses may allow the Code to be easier to use, and may help promote some of the City's goals and initiatives.
