Title:
Adopt Resolution #21-158 Approving Site Plan, Final Plat and Preliminary Grading Agreement for Oppidan Industrial, 8200 Bunker Lake Blvd NW
Purpose/Background:
The purpose of this case is to review a request from Oppidan Holdings, LLC (the "Applicant") for a site plan for a new speculative industrial project with three separate buildings. The Planning Commission has previously seen this request as a sketch plan/preliminary review of two different concepts. The Applicant has chosen to move forward with a 3 building industrial concept. The Planning Commission met at their June meeting and reviewed the proposed project. They unanimously recommended approval of the project. This case also includes a preliminary grading agreement, allowing the owners to clear and grade the site after plans are approved. A standard, template development agreement is attached.
Notification:
The City attempted to notify property owners, as noted in the Anoka County Property Records, within 700 feet of the proposed development for the June Planning Commission meeting. No comments were received.
Observations/Alternatives:
The Site Plan appears to meet all of the requirements for the E-3 Industrial District.
