Title:
Harmony Farms Sketch Plan (Project No. 23-111); Case of Lennar
Purpose/Background:
The City received an application from U.S. Home, LLC dba Lennar (the "Applicant") for Sketch Plan review of a proposed single family residential development on Outlots B & C, Harmony Farms, located north of 167th Avenue and east of Nowthen Boulevard (the "Subject Property"). Staff met with the Applicant on July 18, 2023, to review Staff's review comments. The Applicant contacted Staff on July 20, 2023 to state that they want to forego the July Planning Commission meeting to give them more time to incorporate and address review comments into their Sketch Plan and to hear the discussion on the Zoning Code update, which could have an impact on development of the Subject Property.
Notification:
Staff attempted to notify property owners within 700 feet of the Subject Property, as reflected in the Anoka County Property Records, of the request for Sketch Plan review. Additionally, a Land Use Application sign was also placed on the Subject Property. Staff did send an additional notice to property owners informing them that, at the request of the Applicant, the Sketch Plan review has been pushed to the August 24 Planning Commission meeting.
Recommendation:
No action required, as the Applicant requested that the request be pushed to the August 24 Planning Commission meeting.
