Title

Adopt Resolution #24-116 Approving a Final Plat for "Donna Farms"

Purpose/Background:

The City has received an application from Markquart Ramsey, LLC (the "Applicant") for a Final Plat and Zoning Map Amendment from B-2 to B-3 on the property currently described as Outlot B, Riverstone South. The Subject Property is addressed as 8655 and 8725 Riverdale Drive NW. Since a Zoning Map Amendment can only be adopted through an ordinance, Staff decided to process the Applicant's request for a Final Plat separately.

The proposed plat will convert one existing outlot into two buildable lots. Lot 1 (the western portion) will be approximately 8.73 acres in size, and Lot 2 (the eastern portion) will be 6 acres in size. No right-of-way is being platted with this request, and no public utilities are being constructed. Both lots meet the bulk standards of both the current B-2 zoning district and the proposed B-3 zoning district.

Notification:

While notification is not required for a final plat by itself, Staff attempted to notify property owners within 700 feet of the Subject Property, as reflected in the Anoka County Property Records, of the request for a Final Plat and Zoning Map Amendment, and of the Public Hearing held by the Planning Commission on April 25, 2024. A notice of the Public Hearing was published in the Anoka County UnionHerald, the City's official newspaper. A proposed development sign was placed on the property.

All costs associated with this request are the Applicant's responsibility.

Recommendation:

Staff recommends approval of the Final Plat.

Action:

Motion to adopt Resolution #24-116 Approving the Final Plat for Donna Farms.
