Title
Approval of Quit Claim Deed for Northfork Meadows Outlot
Purpose/Background:
As part of the approval of the Northforks Meadows plat (urban single family), outlots were created to provide a buffer from the existing rural lot that are part of the Whispering Pines Estate Plat 2. The outlots are to be sold to the adjacent (rural) landowner at the cost of $1 and the properties must be combined. Four (4) of the sic (6) property owners have expressed interest in the outlots. Staff has been unable to get in contact with two (2) property owners but will continue to try to contact them.
Roger Duax and Alexa Merrill, 15210 Kangaroo St NW, are interested in the outlot associated with their property. Attached for your review is the Quit Claim Deed.

Funding Source:
The City of Ramsey will be financially responsible for the executed Quit Claims Deed to be filed with Anoka County Property and Taxation, along with the Anoka County Combination Form.
Recommendation:
Staff recommends approval of the Quit Claim Deed. Another option could be to deny the Quit Claim Deed or provide staff with other options.
Action:
Motion to approve the Quit Claim Deed that deeds the city owned outlot from Northfork Meadows to the adjacent property owner with a requirement that the outlot and the rural lot are combined at Anoka County.
