Title:

Adopt Resolution #25-116 Approving a Time Extension for the Preliminary Plat of North Brook Meadows

Purpose/Background:

The preliminary plat of North Brook Meadows, a 77-lot single-family subdivision, was approved on September 28, 2021.  The plat is located west of Nowthen Boulevard between 173rd and 175th Avenues NW.  At the time of its approval, it was noted that the site was dependent upon a utility extension plan coordinated with the developer of Trott Brook Crossing, the land to the south.  The City installed a sanitary lift station off Variolite Street in 2023 and Trott Brook Crossing has completed the first two phases, bringing the sanitary sewer closer.  That developer is currently working on a third phase that will extend the utilities to the North Brook Meadows site later this fall.  The North Brook Meadows developer, Alliant Ventures IX, LLC, received a three-year time extension on its preliminary plat approval in 2022 that will expire this summer.  With the utility availability within sight, the developer is requesting a one-year time extension to the preliminary plat approval .  Final plat and construction plans are expected to be reviewed later this year for a spring 2026 construction.  

Notification:

None required for a time extension.

Funding Source:

All costs associated with this project are the responsibility of the developer.  

Recommendation:

Staff recommends approval of the time extension.

Outcome/Action:

Motion to adopt Resolution #25-116 Approving a Time Extension for the Preliminary Plat of North Brook Meadows.
