Title:
Adopt Resolution #26-135 Approving Final Plat and Development Agreement for Trott Brook Crossing Fourth Addition
Purpose/Background:
The next and largest phase to date of the Trott Brook Crossing development is proposed with the final plat of the Fourth Addition. This phase will connect the first two phases off of Variolite Street with the third phase off of Nowthen Boulevard. This phase consists of 98 single-family lots conforming to the R-1A standards consistent with the approved preliminary plat. The plat also contains outlots intended for future phases, stormwater management, and park dedication.
The accompanying development agreement is standard in form, guaranteeing that the utilities and roadways are installed correctly and in a timely manner. Since there is a lot of work being done, the sureties are split into two parts to ease the financial burden on the developer: The first part is grading and the surety collected will cover just that. Once the grading is finished, the surety will roll-over into the surety collected for the second part, the utility and street work.

Funding Source:
Costs associated with this project are the responsibility of the applicant, except where reimbursements by the City will be made for oversizing work. The City will be collecting utility fees and park/trail dedication.

Staff recommends approval of the Final Plat and Development Agreement.
