Adopt Resolution #26-204 Approving the Final Plat of North Brook Meadows

U.S. Homes, LLC (Lennar) is proposing to final plat the first phase of the North Brook Meadows single-family residential subdivision into six lots.  The preliminary plat for 77 lots was approved in 2021 and received time extensions due to waiting for the extensions of sanitary sewer and water mains.  The final plat was also delayed due to satisfying a long list of conditions and corrections from the preliminary plat phase.  Most of those issues have been resolved.  Two remaining issues, flood mapping at the north end and title issues with a portion of the old 173rd Avenue right-of-way, will be resolved soon and do not hinder the proposed six lots.  

The proposed lots front 173rd Avenue NW which was upgraded to City standards earlier this year as a part of the Trott Brook Crossing Third Addition plat.  Utility services for these lots were installed with that project.  Therefore, a traditional development agreement, which typically accompanies a plat, is not necessary.  Instead, the development fees have been calculated and are included in the attached approval resolution.  

Grading on the rest of the site is expected this fall.  Once the remaining issues have been resolved, a final plat for the remaining 71 lots will be brought forward.
