Title:
Discussion: Receive Presentation on Existing Employment District Standards
Purpose/Background:
In an effort to ensure a proactive, systematic, and regular review of existing zoning and subdivision standards, Staff will attempt to make a more regular presentation on what standards for new development are currently in place. This exercise will attempt to ensure that the City's land use regulations are always up to date and consistent with the Planning Commission's land use goals. This exercise will help to identify outdated regulations and standards and ensure that the Zoning and Subdivision Code is a tool to achieving the City's land use goals, versus becoming a barrier to those goals. The end result will hopefully reduce the instances in which a zoning or subdivision standard may prevent the Commission from approving a request that it otherwise feels fits within the City's land use goals.
The first topic, which segues nicely from this evening's topic of establishing a land use map that allows for a future business park, is a review of the City's existing Employment District Standards (E-1 Employment District and E-2 Employment District).
A copy of these zoning district standards is attached for the Planning Commission's review. Staff will walk through the structure and components of these sections at the meeting. Staff will also identify other sections of City Code that either directly or indirectly impact these zoning districts. Generally speaking, these sections of City Code establish the underlying zoning district and are arranged by use allowed within the district (permitted, conditional, and accessory), bulk standards (site layout), and exterior materials (design).
