Title:
Consider Approval of Development Management Contract for The COR at Ramsey
Background:
The HRA entered into a contract with Landform Professional Services in April of 2010 for Development Management (DM) Services for The COR at Ramsey. The contract will expire on March 31, 2011. Staff and the Development Manager reviewed with the HRA at their meeting of February 22nd and March 15th possible revisions to the contract. Staff has prepared a revised contract for dsicussion and consideration this evening.
At issue with the reveiw of the DM contract were the following items:
- Contract Term
- Reporting
- Communications
- City's self performance of design services
- Eliminating "Hot List" language to provide early termination compensation and a one-year carry over for incentive compensation on projects that close during the 12 month period following termination
- Advance on Incentive Compensation
Each of these items have been addressed in the attached draft new DM Contract. Staff will continue to work towards resolution of the terms identified above and identified as changes in the attached DRAFT contract.

Recommendation:
Staff recommends that the HRA review the Development Management Contract with Landform Professional Services for The COR at Ramsey and consider approval.
Funding Source:
Administrative Fee is paid froom the HRA levy/budget. Incentive compensation is paid with land sale proceeds.
