Title:
Consider Sketch Plan Review for Greenway Terrace; Case of Aeon (Project No. 16-84)
Purpose/Background:
The purpose of this case is to review a sketch site plan and plat for a 1 lot subdivision that would be developed as a 54 unit apartment building.
A Sketch Plan affords the Planning Commission the opportunity to review a project before it enters the official Preliminary Plat stage. The Preliminary Plat (future step) is the most important step in the review process and gives the project 'entitlement' to the project.

Notification:
Staff attempted to notify all Property Owners within 700 feet of the Subject Property of the Sketch Plan Review.
Observations/Alternatives:
Generally speaking, the proposed 54 units apartment development appears to comply with most of the COR-4C zoning; however, Staff has identified a few areas which are in conflict with zoning requirements. Those conflicts are outlined with specificity in the planning technical review memo dated June 26th and include the following: the location and materiality of the trash enclosure, the depth of eighteen (18) of the proposed sixty (60) parking stalls, and the large massing of similar material on the primary entryway.

All costs associated with processing the Application are the responsibility of the Developer.

No action requested at this time.
